Smart Farming, Smarter Future
Gmart is a leading agriculture technology company that provides innovative solutions for farmers, contract farming services, and managed farmlands.
Gmart Agri Tech proudly presents its expansive agricultural project, spanning 1138 acres of fertile land.
Within this vast expanse, we have designated 10 acres for plotting, catering to farmers and agricultural enthusiasts. One of the cornerstones of our project is the plantation of Melia dubia, a highly sought-after timber crop. To maximize land utilization and promote biodiversity, we have incorporated an intercropping system featuring cardamom.
Our vision is to create self-sustaining Agri-resorts that harmonize modern farming techniques with luxurious countryside living. By integrating high-value crops, aquaculture, and premium timber cultivation, we ensure environmental sustainability while generating long-term economic value.
Land Area: 1138 acres of fertile, well-irrigated land in Maharashtra.
Unique Design: Divided into 10 individual 10-acre plots, each functioning as a standalone mini-estate.
Eco-Friendly Focus: Emphasis on organic inter-cropping, water conservation, and biodiversity enhancement.
One acre is crafted as a luxurious, self-contained agri-resort, ready
for immediate use
A modern farmhouse with three private cottages, each featuring 1 bedroom, en-suite bathroom, and cozy living area. Built with sustainable materials, these are perfect for personal retreats, guest stays, or rental as homestays.
A dedicated space for an on-site caretaker, ensuring round-the-clock maintenance of the land, crops, and amenities.
A serene combination of a stylish, eco-friendly swimming pool with energy-efficient filtration and a private lake for aquaculture. The lake is stocked with freshwater fish (e.g., Fungus Fish) and brown ducks (e.g., Khaki Campbell), supporting sustainable fish farming, egg production, natural pest control, and adding a scenic water element. This entire setup is fully managed by Gmart AgriTech, ensuring a hassle-free experience for owners.
The remaining nine acres are dedicated to a sustainable, high-yield plantation, fully managed by Gmart AgriTech:
Planted with Malabar Neem (Melia Dubia) or Mahogany, high-value timber species. Timber will be harvested and sold after 12 years, with profits shared 50-50 after expenses.
Shade-tolerant cardamom plants are cultivated beneath the tree canopy, harvested annually. Profits from cardamom sales are split 50-50 after expenses, providing a steady yearly income.
The trees sequester carbon, enhance biodiversity, and act as windbreaks. Ducks from the lake contribute to natural pest control and fertilization, ensuring an organic, balanced ecosystem.
We take care of everything—from planning to profits—so you enjoy both luxury living and sustainable returns.
We guide you through selecting your 10-acre plot, designing your 1-acre luxury resort, and planning the 9-acre agroforestry plantation with timber and cardamom inter-cropping.
Our experts handle all construction, plantation setup, and aquaculture systems. We use modern irrigation, organic practices, and round-the-clock monitoring to ensure healthy growth.
From year 3 onwards, you start receiving profits from annual cardamom harvests. Timber harvests after 12 years deliver long-term returns, all managed and optimized by Gmart AgriTech.
Cardamom Harvest: Annual harvests start from the third year, with profits (after expenses like labor, irrigation, and marketing) shared 50-50 between Gmart AgriTech and the customer.
Timber Harvest: After 12 years, Malabar Neem or Mahogany will be sold, with profits (after expenses) split 50-50.
Prime Connectivity: 60 km from Goa (tourism and beaches), Belgaum (trade and markets), and Kolhapur (cultural and agricultural hubs), accessible via NH-66 and near airports in Goa and Belgaum.
Ideal Conditions: The Western Ghats’ tropical climate and fertile loamy soil support robust growth of timber, cardamom, and aquaculture without heavy chemical inputs.
Tourism Potential: Proximity to Konkan’s beaches, forts, and wildlife sanctuaries makes the resort plot a magnet for eco-tourists and weekend travelers.
Carbon sequestration through extensive tree plantations.
Organic inter-cropping minimizes chemical use and enhances soil health.
Aquaculture and duck farming create a sustainable, closed-loop ecosystem.

Yield per Plant: 50–150 grams of dry cardamom per year from the third year onward.
Maturity: Full productivity reached by the third year; annual harvests thereafter.
Management: Gmart AgriTech ensures optimal irrigation, organic fertilization, and pest control.
Adjustments for Inter-Cropping:
Slight yield reduction may occur due to tree canopy competition, but shade is ideal for cardamom (50–60% canopy).
High-yield varieties and proper management can achieve 150–200 kg per acre annually (0.15–0.2 tons).
Note: Yields and profits are subject to weather, market fluctuations, and specific farming practices.
